Roughly ten to twelve months on a typical tenant improvement project. Every phase ends in a document you own, not a status update.

PHASE 01

Chart

Clinical program and trade area strategy, then a total project budget covering hard costs, soft costs, equipment, FF&E and contingency. We support the financing package so your lender sees a project that has been thought through rather than estimated.

PHASE 02

Design

Test fits and space planning driven by your clinical workflow, then finish direction and photoreal renders. Equipment layout freezes at the end of this phase, because every week it stays open is a week of rework downstream in electrical, plumbing and shielding.

PHASE 03

Assemble

Architect and engineer selection, general contractor bidding and leveling, permit submission and buyout. Leveling is where most of the money is saved or lost, because bids that look comparable rarely are until someone puts them on the same sheet.

PHASE 04

Build

Weekly Owner-Architect-Contractor meetings, pay application review before anything is paid, change order defense, quality walks and equipment install sequencing. You get a written report on budget and schedule against baseline, so you are never finding out at the end.

PHASE 05

Launch

Punch list, certificate of occupancy, owner training, warranty file and day one operational readiness. The job is not done when the contractor leaves. It is done when you can see patients.

CadenceReporting

You will always know two things.

Where the budget stands against the baseline, and whether the opening date is still real.

Weekly OAC meetings with written minutes during construction. A monthly report comparing committed cost, projected final cost and remaining contingency against the budget you approved in Phase 01. A running decision log, so nobody relitigates a choice you already made three months ago.

Between formal reports you have a live project dashboard. You should never have to email your owner's rep to find out what is happening on your own project.
