Most clients hand over the whole build. Some only need the budget checked, the space planned, or the lease modeled before they sign it. Both are real engagements.

Primary engagement

Full Representation

All ten workstreams from site selection through opening day. We are in every OAC meeting, every bid leveling session and every pay application review, and we are the single point of accountability for the budget and the schedule.

  • Site and demographic strategy, test fits and site evaluation
  • Lease and tenant improvement analysis modeled against your budget
  • Full project pro forma covering hard costs, soft costs, FF&E and contingency
  • Space planning, finish direction and photoreal 3D renders
  • Architect, engineer and general contractor bidding, leveling and contracting
  • Permitting, health department and radiation shielding compliance
  • Weekly construction oversight, change order defense and quality walks
  • Equipment, imaging, IT and low voltage coordination
  • FF&E procurement and delivery sequencing
  • Punch list, certificate of occupancy, warranty file and day one readiness
How fees workFees

Full Representation is a fixed fee, set by square footage, operatory count and delivery condition, and quoted in full before any work begins.

It does not move because your budget moved. Paid twenty percent at engagement, then on monthly milestones, with ten percent held until closeout. As projects get larger the effective rate falls, so every dollar we cut out of your budget stays yours.

Percentage-of-construction fees do the opposite. They pay the representative more when the project costs you more. We will not hold that position while also telling you to fight a change order.

Budget Snapshot

A working call to pressure test what you think the project costs against a realistic range for a practice your size. Bring a listing, a lease draft or a sketch. There is no written deliverable and no obligation, and it is how most engagements start.

Flat fee

Budget and Feasibility Review

A full written project pro forma before you commit: hard costs, soft costs, equipment, FF&E and contingency, with the assumptions shown so your lender and accountant can read them.

Scoped fee

Conceptual Design

Space planning, a 3D model, floor plan and photoreal renders, with two revision rounds included. Enough to show a lender, a landlord or a partner what you are actually building.

Flat fee

Lease and TI Analysis

What the tenant improvement allowance really covers, what the delivery condition leaves you paying for, and which terms will cost you during construction. Reviewed before you sign, and shared with your attorney and broker.

Credit policy

Every dollar you spend on a standalone service credits toward Full Representation.

Upgrade within sixty days and the full fee you paid for a Budget and Feasibility Review, Conceptual Design or Lease and TI Analysis comes off your engagement fee. Testing us on one piece of the project costs you nothing if you decide to hand over the whole thing.

The business side of opening.

Construction is one half of a practice opening. Hiring, systems, operations and the first ninety days of production are the other half, and they are not what we do.

Leadwell Academy provides practice business coaching and pairs with any engagement. It is a separate relationship with separate terms, not a bundled upsell.

What we do not do.

Knowing where a consultant stops is as useful as knowing where they start.

We do not build.

Flagship Practice LLC is not a licensed general contractor and does not perform or contract for construction work. Your GC holds the construction contract. We hold them to it.

We do not broker real estate.

We are not a licensed real estate broker. We analyze sites and model lease economics for you. Your broker represents you in the transaction and your attorney reviews the documents.

We do not give legal or lending advice.

We flag issues that will cost you during construction and route them to the right professional. We do not replace your attorney, your accountant or your lender.

We do not take vendor money.

No commissions, no referral fees, no rebates from contractors, suppliers or equipment representatives. Our fee comes from you, which is the only way the advice stays yours.
